Hillcrest Office Park:


Phase I - 220 Bear Hill Road, Waltham MA: Originally constructed in 1973 as Phase I of the Hillcrest Office Park, this 29,000sf building was originally used a function hall and consisted of 5 function rooms with clear column spacing of 60’ x 150’ and ceilings as high as 20’.  It included a large commercial kitchen and a mezzanine with offices and sales space.  This building was fully redeveloped in 1998 and again in 2012.  The property is presently managed by Hillcrest Properties.


Phase II & IV - 260 Bear Hill Road, Waltham MA: Developed as a speculative office building in 1976, the property represented Phase II of the Hillcrest Office Park.  The property was later doubled in size during Phase IV of the development of the Hillcrest Office Park.  It includes elevator access to all floors as well as being continually updated over the years with various improvements to building systems and finishes.  The property is presently managed by Hillcrest Properties.


Phase III - 240 Bear Hill Road - Waltham MA: Developed in 1977 as Phase III of the Hillcrest Office Park, this building was originally designed as a speculative office building and has since been renovated several times over the years to accommodate various tenants.  It includes elevator access to all floors and has had continual updates to building systems and finishes over the years. The property is presently managed by Hillcrest Properties.


Phase V - 210 Bear Hill Road, Waltham MA: This property represents Phase V of the Hillcrest Office Park, completed in 2001 this property consists of a 35,000sf office/medical building.  The building has ribbon style windows allowing natural light throughout, covered parking and flexible floor plans to accommodate various tenant uses.  The building is presently managed by Hillcrest Properties.


Phase VI - Future Development, Waltham MA: The future expansion of the Hillcrest Office Park remains an option and shall be pursued as market conditions dictate.



Cross Street Professional Building:


39 Cross Street, Peabody MA: This first class medical office building was developed as a speculative building and completed in 1988. The property includes 35,000sf with operable windows, a 3 story atrium and cover parking underneath.  The building systems and finishes have been continually updated over the years.  It is presently managed by Hillcrest Properties.



Danvers Professional Building:


199 Newbury Street, Danvers MA: was purchased after a swim and tennis club closed at the site.  The property was redeveloped into a 47,000sf office and flexible use property on 3 acres of land.  The property was later sold to an investor after being leased up an managed for several years.



Danvers Flex Building:


197 Newbury Street, Danvers MA:  This property consisted of an additional 1.5 acres which was subdivided from the 199 Newbury Property and retained for future development.  A 35,000 sf, 2 story office building with ribbon style windows was designed for the property but never constructed.  The property was later sold.



Wilmington Flex Property:


This 29,000sf property located at 841 Woburn Street, Wilmington, Massachusetts was purchased in 1988.  It was renovated into warehouse and office space and leased to various tenants. The building was eventually sold to a tenant.



Residential Development:


Residential subdivisions and multi-family properties have been acquired and sold over the years.  The most recent includes the subdivision of several buildable lots near Lake Winnipesaukee in NH.






We continue to search for future development opportunities, both commercial and residential and are actively looking for office, medical office and multi-family investment opportunities.
